Windmill Farms is an affordable and highly successful 3,852-acre master planned community located in Kaufman County, Texas, east of Dallas, on U.S. Highway 80, midway between the cities of Forney and Terrell. The early success of Windmill Farms has intensified interest and activity in the surrounding area. Due to its market position, flexible land use and financial structure, Windmill Farms will be the leading producer of “life style” lots at affordable prices for volume builders for the foreseeable future.

With 1.5 miles of frontage on U.S. Highway 80, an elevated crossover bridge, east and west on- and off-ramps, and frontage roads, Windmill Farms is both easily accessible and highly visible.  The property is just 30 minutes from Dallas’ Central Business District, and less than 15 minutes from Lyndon B. Johnson Freeway (I-635).  FM 548 and County Road 218 provide alternative entrances to the area. Development Plan
The original master plan for Windmill Farms was created by the firm of Hellmuth, Obata & Kassabaum, Inc.(HOK), a nationally recognized planning and architecture firm. It was subsequently revised by USA Professional Services, Inc.  The master plan envisages 9,200 single family and 2,000 multi-family residences with a projected population of 35,000 at build-out. Approximately 300 acres have been set aside for retail and commercial development. Again, due to Windmill Farms being in an unincorporated area, ultimate land use and densities are flexible, and may be adapted to market conditions and ownership economics.

The amenity package will include parks, trails, lakes, and open space, plus activity or recreation centers with swimming pools and assorted playing fields. Other elements of the plan include churches, retail centers, schools, and daycare centers.
